Trying to figure out what I should do with this situation
I am just getting started with all this and had been listening to people talk about making sure you just mention you are buying or selling anytime you can to get the word out.
So, I was standing in my drive way talking to my neighbor down the street when she offered up that she was going to look for apartments this weekend. I asked her why and she said that they are filing bankruptcy and they are going to let the house go because she can't afford it (as there is an issue with something that is making the payment REALLY high).
I said "too bad its so soon, my husband and I are looking at some foreclosures to purchase and if we had those wrapped up we could get you something to rent" - no we have NOTHING I just said it for some reason. Well she said "really, how long before you'll have something, you know that I can stay in that house 6 months after I stop paying, i'm not on the loan, only the deed, and my husband (whom she is divorcing) is letting it go too. I would love to rent something from you." Then she said "too bad you can't buy my house and I'll just rent from you." Now she has a good job and apparantly is not on the loan for this house so...
My question is two-fold:
1) is there something I should do having the inside information that this is a preforeclosure - just REALLY PRE foreclosure.
2) my only option on getting her into a rental property is finding a buyer to purchase a house in the neighborhood (there are 5 vacant properties in a two block radius of my house which is where she would like to stay) as I have no cash or credit avaiable myself and having just started this i have no buyer list. (i was hoping to get postcards out to the cash buyer leadpipe on SFL this week.)
Any suggestions or thoughts? I know this isn't too detailed but wondering if there are any options I haven't thought of.
