which contract do i use!?!?

so i've spent some time reading over the contracts in the forms and docs, but i can't figure out which one to use to when locking up a buyer to eventually do assignment of contract...the agreement to purchase and the purchase and sale agreement look like they have a lot of similar elements but is one more specifically written for assignments??
