Make low offer before or after determining ARV from a contractor?
Hey everyone I've been very consistent getting my first deal done and my agent found me this SFR for $232k and comps around that area are $300k-$320k. The property will need cosmetic repair so it will be great for rehab investors. So my question is should I first find a contractor and go inspect the property to evaluate rehab cost and calculate the ARV before making any offer? Or should I have my agent find more comps in that area, get it under contract, then bring a contractor to check it out?
