Contract Wording

If anyone can help me out with this(thought I'd try here before going to my attorney), I'd appreciate it!

I'm in the process of drawing up a Residential Real Estate Purchase Contract (Using the specific Florida contract as my template) and came across two small sections that I'm not sure about what, exactly, they mean to me or if I can omit them completely.

Think: "IEE" or "Assignment" for this contract. Here is the text:

14. COMMISSION FEES: Purchaser and Seller agree that said contract was negotiated at arms length without assistance of any real estate agents or brokers and that no such fees shall be paid by either party in connection with this contract or sale.

15. ADDITIONAL PROVISIONS: Any Additional Provisions set forth on the reverse side, initialed by all parties, are hereby made a part of this contract and this contract states the entire agreement between the parties and merges in this agreement all statements, representations, and covenants heretofore made, and any agreements not incorporated herein are void and of no force and effect.

My question with #14 has to do, obviously, if the seller has an agent? To avoid confusion, can I simply omit that entire entry?

My question with #15 concerns other such documents we'd be using - such as a "Discharge of Agreement to Purchase" and/or "Investor Disclosure Notice and Seller's Acknowledgment". Should these additional documents be listed here, should I leave this section alone, or can it be omitted to avoid hiccups?
