In a Nutshell: The Process From Finding Property to writing a contract?
I'm particularly stumped on the steps involved after finding a property. These are the things I know to do but need to know the proper order:
Comps
Inspecting property (Inspector, appraisor, contractor?)
Making offer (through agent)
Visiting house personally
Signing Contract
Is that right? various sources say they never even visit the property unless their offer is accepted. How do you even know if you've never seen the home and the repairs needed? I don't get that part.
Is hiring appraiser/inspector or getting a contractor to do estimates of repairs part of the process before making in offer on EVERY DEAL? This is where I'm having organizational problems.
How do I make offers without inspecting each property to know what the repairs will cost? When I'm making dozens of offers through my agent when does a wholesaler typically meet face to face with the homeowner? Is this first visit when I do my initial inspection and negotiating? Is this first initial visit?
