Rot or Insect Damage?

I get many people who ask me, what are the most vulnerable areas for rot or insect damage?
Wood roof framing members are vulnerable to rot and insect damage.

Look for mold that may indicate rot. Look for darkening of both framing members and sheathing. Check around my flashed openings including plumbing stacks, roof vents, chimneys, etc. for evidence of leakage.

Leakage will cause rot and make this area more susceptible to insect attack. Check around the perimeter of the roof. Gutter and downspout back up, ice dam problems and water collecting from leaks above; make these areas susceptible to damage.

You can sometimes differentiate between condensation and leakage by looking from an overall trend. Condensation is usually much more wide spread and results in more uniform damage to the roof area then leakage. Leaks tend to run down sloped roof surfaces, rather than along them horizontally.
Although condensation nation usually more uniform, there are a few situations where it can be quite localized. The bathroom exhaust fan discharging into the attic can cause severe condensation. All exhaust fans must discharge to the outside, this is very, important to make sure they are discharging to the outside!
