Another problem I see when I am inspecting properties is an out of level condenser on the exterior of the home. The condenser units should be within approximately 10° of level.
The compressor may not be properly lubricated if the unit is not level. The other implication of the compressor out of level is slugging. This is very hard on the compressor.
Oil traveling with the refrigerant through the tubing may become trapped if the unit is out of level. This reduces the lubricant available to the compressor and me cause compressor failure.
Another implication of condensing units being out of level is the refrigerant lines breaking as a result of the stresses placed on lines by the unit.
Look at the condenser unit to see that it is approximately level. No tools are needed. While you are at it, check that the unit is stable and doesn't wobble. Watch for loose or rusted legs.
These are some safety issues and can be costly if you miss them during your evaluation of the property.
