Plaster or Drywall‏

Many people wonder if water damages plaster ceilings the same as it does drywall ceilings.

Many of the conditions for plaster or drywall ceilings are the same as for plaster or drywall walls;

* Bulging, loose, and missing

* Shadow effect

* Crumbling or powdery

* Nail pops

* Poor joints

* Sag

* Textured ceilings in wet areas

You may see sagging or wavy ceilings in relatively new homes, even though the drywall is supported every 16 inches. These are nonfunctional implications. This is a cosmetic issue.

Where you see textured ceilings in kitchens and bathrooms, there's no serious functional problem. However, these seedlings may already look quite dirty and may be difficult to keep clean. Resurfacing them with a smooth ceiling finish is a possibility, although rarely a priority for the rehabber.
