What benefits does a wholesaler offer a real estate agent?

Hi,
My name is Zeke. I'm currently reading Dean's book 30 Days To Real Estate Cash and I have a question regarding the relationship between an initial wholesaler and a real estate agent. I have just finished with blueprint page #1 - phase 2 of the reading. If I'm purely wholesaling deals to begin with and not actually doing flips (for financial reasons), what is the return I'm offering the agent? Other sources have told me that I can provide them with sellers I encounter that I will not be able to turn to cash buyers, but this mentions no such approach. We are going to them to find the sellers in this situation, not personal marketing i.e. bandit signs, etc. How am I going to make them money by wholesaling and establish a strong relationship right out of the gate? I also understand from the scripts in the book that I will not be telling them my exit strategy. Do they make commission by finding the property via MLS and relaying information to me even if the seller has another agent? Lots of questions...
