Safety Tips Regarding Automatic Garage Doors and Rental Property
As a Home Inspector I check for two potential safety issues with automatic garage doors. First; is to make sure the infrared beam is operable and reverses the direction of travel when the beam is crossed. Second, is to feel the resistance of the door when an object or child comes in contact with the door as it closes. I do this by holding my arms(like curling a barbell)and allow the door to close while my arms resist it. Ideally only a small amount of resistance should be applied to get the door to trip and reverse direction. This would prevent the door crushing a child in the event the infrared beam was inoperable.
