Getting Buyers

How does one go about getting potential buyers lined up and ready to take that house that you find off your hands in an instant.Some say advertise on craigslist.org, but advertise what if you're an investor with nothing to sell yet? Does one make up an ad of a property that he/she doesnt have and wait for the buyers to come a calling? Please help me with this little stumbling block. thanks a million
