Finding Motivated Sellers

I'm new & finding it really hard to find motivated buyers. I have buyers with outstanding FIC?O's, but can't get buyers down 30-50% for a good deal for everyone. I look for the keywords (motivated, must sell, bring all o ffers, etc., but I guess I haven't really foundtheir real reason to sell.

Any advice on how to get to the real reason?

I'm in the San Diego area.
