I'm looking for private funding for a seriously "incredible" real estate deal. I have a property under contract being sold as part of an estate sale. I just received the appraisal report today, and the established ARV is currently $180,000. I believe I can remodel and sell this without an issue at $195,000 due to the massive lot the house sits on, but I'll be wise and stick to the appraiser's value for now.
I'm looking for short-term funding, 6 months, to be exact. I'm looking to borrow $110,000. This price includes the purchase and rehab costs. This is considered a full rehab as everything will have to be stripped. My exit strategy is to rehab this property and sell it at retail value within the 6-month term.
