Any one who invests in real estate should not only analyze the deal and the numbers in order to make a profit but also analyze the neighborhood, I see that there are a lot of cash flowing deals in not so hot neighborhoods, but one might have safety concerns visiting the property at night. further more when the time comes to sell such deal, one would need to think about the quickest exit strategy without losing a bundle.
