We're looking for an investor/partner, we can give a 30% return. You'll have equity in the property for collateral. I posted the details below:

Here's the details.
$160,000 purchase price, (already around $20,000 under value)
$1200/month for total payments (principal, taxes, insurance)
Under a 5 year contract.
Will profit around $500/month

What you'd invest:
$20,000 to acquire the property
12% Down instead of 20-25% Down payments

What you receive back
$500/month from rents This is guaranteed since we will pay for all expenses and cover any missed rents.
30% Return on Investment

What your other expenses/risks could be:
1. Our LLC will pay for any repair or maintenance issue
2. Our LLC will handle all the management issues (signing leases, collecting rents, evictions if necessary, calling maintenance people, etc) We will do this at no cost.
With us handling all of this at no cost to you, you are 99% assured you won't have any other expenses and will make your 30% return without any hassles.

Down the Road Splits
If the rent gets raised down the road, We will split 50/50 any net rent above $500 (you will always receive the first $500 every month)
When we all decide to sell the property, we will split the profits 25/75 . You will take 75% of the profits

What our LLC will be paying for and giving away
We will handle all the management at no cost.
We will handle all lawyer / attorney / closing costs / recording fees for the property.
We will handle all maintenance issues
We will pay the repair bills.
We will pay any costs associated with refinancing the property when it comes time, this includes the down payment, which could be a large amount.
