Looking for investment properties in Sacramento, CA

I am presently living on the East coast, Orange County NY, 2 hours NW from NYC.
I am looking for investment properties:
1)multiple family residencies/student housing in Sacramento, Grass Valley, Nevada City.
2) a small farm (preferably organic) with multiple buildings, with water (stream, river, lake), in the Grass Valley area.
I will be in CA beginning of November looking at properties.
