How to get the ARV

I'm new to the wholesaling. How to calculate the ARV to make an offer without going to the property? Would you suggest to have a contractor goes with me to the seller's property? I'm trying to get my first deal, done. I already have the property and the cash buyers. I got the FMV price. I'm at the stage where I need to make an offer. Please help
