Property management is just that-the management of someone's property for a fee. by John L Bowman It is the effort to manage an asset to achieve its best possible performance for maximum profit. This is frequently done for investors by the gurus of property management, who are Certified Property Managers(CPM)a disignation obtained from the INstitute of Real Estate Management (IREM). Property managers handle all aspects of management including the day-to-day operations, personnel, collecting rent and paying the bills establishing and collecting charges, insurance, financing, and keeping records. They oversee the maintenance of property, including contracting for repairs and routine maintenance matters. They market property, handle tenant improvements, leasing, sales and listing, when needed. They deal with the tenants on all matters such as complaints, seeing that lease terms are enforced, and also deal with legal matters, such as default and eviction. They also budget, provide accounting reports, and keep track of a property's cash flow.
One special challenge to managers is "turnaround" properties,which are properties that are experiencing some sort of difficulty like vacancy, obsolescence, or maintenance problems. These, along with the other day-to day challenges properties present, often make property management a thankless and stressful job. They definitely earn their fees.
