Need to sell quickly!!!

Hello forum, I have a deal I'm working on under contract that i need to sell ASAP.It's a 4bd,3ba,Home sitting on 3+acres,need's some minor work located in aiken sc.ARV is 225,000, I'm asking 150,000 which is negotiable.Need a cash buyer.
