A lady from CL called as I left my phone number with her about three weeks ago.
She wants to sell her son's mobile home, she indicated that she paid the 23K loan that her son owed, and wants 15K for a 1976 double wide the land rent is $437 and any potential renter would have to qualify through the park management.
She would like 15k in cash, as she said she has already lost money in this.
Since I don't know about Mobile Homes Values, not sure if a real estate agent would be needed for comps.
I would like to know if 15K for the 1976 Double wide
3br/2ba without washer/dryer or Fridge represents a good investment value, and how would you structure this deal for another party as she indicated her area has several Mobile Homes that are for sale, I am not trying to do analysis paralysis but would like a hint or two as to the right approach? I am aware that I can turn around and advertise it for 20k, but with the $437
in pace the holding time is unknown?
