Finally found a buyer / Now need a bridge loan Investor!!
My first deal Dean's way. I went to work trying different things to find a buyer for a house my friend had that would be a quick buck for anyone and I found a few buyers, YA! I put an add on DG's site and Craig's List and a local paper that covers several surrounding towns. I generated a lot of interest and now have a pre-qualified buyer going with the USDA Rural Loan. Thanks for all of the advise I got from you guys.
NEW PROBLEM: The Seller only has until Jan. 30th to redeem the property or loose it. With the Holidays and loan processing turn times, I don't know if we can close that fast even with the pre-approval. There is an easy $50,000 equity in the property so the appraisal will not be an issue, but I think my seller is going to need a 30 day loan for $34,000 to redeem the property. He is willing to pay someone to put up the $34,000 for 30 days. IF THERE ARE ANY TAKES OUT THERE: name your price and get in touch with me via this website as soon as possible. My first sale!
