My first deal started when I posted an add on craigslist although skeptical it would do anything this first time. I began working on my business cards and Signs and creating a LinkedIn account and of course the "Realtor search" diligently working on each task a little each day.
By the second week someone responded to my add on CL and I began working with a motivated seller who didnt want to profit from the deal just pay off her loan on the house her husband left to her. So smooth sailing was in the horizon, but not every sunrise is the begining of a beautiful day, it actually opened the door to gray skies for the next couple weeks trying to reach her by phone was suddenly impossible. Maybe letting a whole week go by without contacting her made her think I wasn't interested and she began dealing with another buyer ? shoot I surely lost the deal, this is not how I wanted to start out! I was dissapointed but I did the comps (found a realtor) and at first I believed the numbers weren't there I heard that little voice go off in my mind : "You can't do this" going off in my mind and I felt myself giving up.
But something inside me thought I have to follow through with the program and at least go inspect the house I owed it to myself to use it as a teaching tool if nothing else. So I called her for the next three days and leaving one voice mail. On the fourth day I asked my husband if he would call her, different voice! He did---She Answered and the next thing we were meeting with her and inspecting the house.
I realized how special it was to here as she gave some insight to it, about how she was the one who painted it and he did some rehabing himself and moved his business into it, he seemed pretty successfull (could swear I've heard the name before still posted on his signage outside in the central business district, I felt he was prominent in the community and respected professionally. The house is old but so are all, on that street, it's what "our town" is known for in that area, the comps are crazy nothing sold in over a year with that same sqft. REaltor says could be Owner financed deals and some sqft differs considerablly from house to house on that street. Anyway, husband now working with me on weekends! We met with a local investor who wanted to get together with him to buy his "toxic paper" of the company he works for but company not doing any selling yet untill it sells, his job is eminent We arranged a meeting and got to talking about what we do as our business and of finding great deals and we showed him the house we were working on he made us an offer on what he would pay for that house.
Our realtor is submitting the offer through to the seller and to the bank as I write this, he has experience on short sales and does a little investing himself, I'm counting my stars (JUST NOT LUCKY....YET) This will pay off one way or another, learning for Now. I realize I haven't mentioned any numbers on this blog and as green as I maybe and inexperienced you may think I am I have a feeling........ so stay tunned for the figures on the next blog!
