Hello everybody. My name is adrian and im new to REI. I am working with my brother and we have been all into it and going hard. We bought Dean's 2 previous books and it has tought us alot and given us the confidence to begin working for ourselves.
Well I just want to tell you guys how everything is going so far in the beggining. We set up our automated system and started posting up flyers and bandit signs today. We also began looking for homes and investors.
We ran into a couple investers that are just looking to have their money work for them so we created a personal loan agreement contract. We also already have 3 appointments with attorneys in our area for the next couple of days. I feel that having an attorney is crucial, we have to protect our "check".
So we found a great deal today! the home is a 3 bed 1 bath single family home. It needs some roofing and flooring maybe some more home improvement but we will see the house in a couple of days or tomorrow if their is time. the house is in a great area and its actually super cheap. It last sold for 120k and now is at fmv 63k. The person is asking 20k so we are thinking of purchasing it ourselves and renting it out. I read in Dean's book about equity loans so i called my bank and they said just to get the info and come in to talk. well to make it shorter, after all is paid off and the equity comes out we will be pocketing about 8k each thats a total of 16k plus 250 net profit each month. i never thought it could be done but heck yeah! we got the ball started so now we just have to continue rolling it! What ever you guys do always have faith in yourself and trust Dean and his students. My broke family said its impossible but after lots of research and studying i know that if a couple of young guys (21 & 23) can do it so can anybody who sets their mind to it! have fun on your journey to success and always stay positive. thanks for reading.
