My tip of the day for renovations... GFCIs

if you're doing house renovations to flip or to hold, make sure you have GFCI (Ground-Fault Circuit Interrupter)outlets in the kitchen and bathrooms (and outdoors if applicable)installed. Older homes usually don't have them, but if your property is located in a city that requires city inspection, or you intend to rent to Section 8, you will be required to have GFCIs installed in your properties. GFCI is a fast-acting circuit breaker designed to shut off electric power in the event of a ground-fault within as little as 1/40 of a second; it helps protect against harmful shocks, fires, overheating, and destruction of wire insulation.

Happy Investing!
