Happen to run across a deal on facebook about a night club in my town that they could not sell. I contacted the owners and turns out they were denied a liquor license by the nebraska liquor control commission twice. They put well over 200k into the place, have a great business plan and were simply denied because the commission hates the guy.(there words not mine) The club is called smooth. The current owner has already copyrighted the name for his own brand of vodka that he has started making. The guy has some hollywood friends and Bruno Mars is already on bored to be the new spokesman. Its one of the nicest bars/night clubs in my town and by faaaarrrrr the cheapest. They've been setting on it for almost two years now and are very frustrated and ready to take the first 125k thrown there way. They have done all the marketing, have the website and facebook page set up, staff lined up who a lot of I know personally, etc. Few minor details I want to change in it to make sure it is the best club in town. I just finished deans boots on the ground training a month ago and am currently completely rehabbing a four plex as my first project. I'm interviewing investors all week and think this club is going to sell within three weeks as the seller is extremely motivated and ready to take whatever he can get and move to vegas to lauch his vodka line. I'm meeting with the owner of the building tomorrow to look at the area above the club that is basically not being used what so ever. 7500 square feet. I own a construction company that specializes in rehabs and am thinking about putting apartments above it with roof top patios in them. Talked to the building commission today and they basically told me I could do it and it would be a great idea.
