First Negotiation

Looking across the street from a public school in a neighborhood I know very well we saw what appeared to be an abandoned house. Pressing myself into the research on the internet I dug up information on the home and it belonged to a trust. My wife said go ahead and waste your time, I sent a letter to the deed holder who lives outside the state and she called me several days later. She informed me that her husband had passed 5 years earlier and about how the last renters tore up the place and she was tired of dealing with the property and would really love to sell the home. She told me what she expected (about $135k) and that she had paid down the mortgage to $70k. Asking her if the mortgage was assumable...she paused and said she didn't think so but would ask! OMG! More questions need to be asked of the property manager who she told me to contact. This is all from the letter included in the Think A Little Different course! I'm so buzzed and scared at the same time because I don't know what to do next? I'm not going to stop until I learn something.
