Learn HOW to STRUCTURE the deal.

This is NOT a 'cookie cutter' approach.

HOW you structure the deal will depend on:

1. Your buyers criteria. You'll have buyers wanting different ROI and or profits, price ranges etc.

2. How you have 'listened' to seller and meet their needs/wants to be able to satisfy them.

3. Running the NUMBERS will ALWAYS tell the story. No matter if you're using OPM or PML or have investor/buyer, tenant buyer or end buyer.

IF the numbers work, its a deal!

running the numbers

hi im a newbie got deans books but presently cant afford to join the sa (on my first close its on the top of my list ) i keep getting stuck with the running the numbers part , its so frustrating !!! can you please HELP ME GET THIS ??!! ive got about 10 buyers on my list ,3 agents to work with but i have to be able to run the numbers as you said . i just need a little help and i can and will do this . any help would be greatly appriciated and a blessing .


formula

You will use the ARV of a property, multiply by 70%, subtract that amount by repairs needed your profit, to get your max offer price on any given property. my guess is you will end up when all is all is said & done around 53% or 55% Arv, so the buyer can be at his numbers after he repairs the property.
