Meeting with possible partner tomorrow

I work (my J.O.B. currently) for a small company that does $Millions in computer sales, hoping the CEO/President wants to partner with me and either lend me money (private lender) or let me be an equity partner (50/50). There are two apartment complexes in town that are right next to each other - a 19 unit and a 48 unit. 900K and 2.5M are the list prices, hope to make offers of 75% ARV and get some good cash flow, then when the market picks up I have exit strategies of "hold" or sell for appreciated value or sell for forced appreciation value. One of the complexes is on almost 2 acres of land, but has some unmaintained tennis courts - possible renovation or add some more newer apartments! Lots of potential! I've ran them thru a real estate evaluator spreadsheet with very conservative numbers and they still cash flow - assuming I can get a lower offer accepted. But with cash behind me it has better chances of working, so find partner is one of my first tasks!
