Bandit signs + Matt Larson negotiating techniques= $$$$$$$$$$$

Lucky I forgot something and ran back inside to hear my phone ring. Call from a bandit sign of course. Lady said she wanted 50k for the place. Good thing I paid attention to Matt Larson negotiating techniques. "How low can you go with a cash offer?" on the phone. Then looked at the house and gave the classic "the problem is your competing with foreclosures that are going for well below assessed value". She said she could do 25k. Called her back the next day and said I could do 20k and we met at 22,500. She said she would pay past taxes but after doing more research on the property the price was too low and I told her I would take care of the taxes. 6 bedroom 2 bath stone castle in a perfect rental neighborhood. 20-30k in rehab and will rent for $1200/month. Made a postlet for it and put it up on a couple websites had offers of 30k within a day and offered my full asking price of 35k the second day. I told him I would get back to him as if I can get 35k in two days on the private market I could get more. Going to call him back today and offer 40k as he basically told me he could go higher. With a deal like this one its a great way to get a better buyers list as it seems like every investor is interested in it, free advertising for my real estate business:)! Will hopefully get it closed next week as the buyer said it would'nt be a problem. Will hopefully squeeze a couple more grand out of him today if not I'm thrilled with the 12k assignment fee for my second deal within a month!

I'm a construction worker at heart and am sick of hearing all my construction friends whine about how slow it is. Second vacant house this year that was sitting there deteriorating now will create jobs and help the neighborhood. Great feeling to create $omething out of nothing(a bandit sign I guess).
