Started a new book

Started a new book today as I need to stop worrying so much and get my focus back. "How to stop worrying and start living" by Dale Carnegie. It says to start a diary in it so I figured I would just do it on here since I kind of started one already. Sorry if it bores you folks but I will try to keep it mostly on real estate, as I flip houses on a daily basis just doing the construction side of it at the moment. Working on getting my mind set right as I have a pretty good knowledge for a new comer on real estate and Dean's strategies just had some big set backs lately mentally and financially.

Talked to some property managment companies today. Started helping a new friend flip a house. He is part of fortune builders which I don't know a whole lot about but seem to do a lot of the same things as Dean teaches. Had a buyer looking for multi families walk right into the house as we were talking about bids so I guess thats a good sign that I should take the job. 60k remodel that I think is a little under budget but we'll see. Did just get done with a 100k four plex project so this one should be easier just not as safe in my opinion as the four plex was a no brainer and I knew it would atleast rent well (150k in it total and rents out for over $2300/month with minimal expenses as my brother in law and I manage the property) where were looking for a retail buyer on this one. You learn a lot when you completely rehab 100 year old houses;)

2.5 hour ride in a mini van with a 4 (nephew), 3 (niece), 2 (son)year old went really well and was a lot of fun. Picked my 10 year old daughter up on the way and have another 2.5 hour ride tomorrow morning to go to my grandmas funeral. Going to do what I can to make the most of it as thats what she would have wanted. Going to try to clear my head and start a new next week.

Have a dozen properties my real estate agent and I picked out to make offers on and called on a vacant house up the street, which is in the hottest zip code in my town, seems like they may except a low cash offer. Can't wait to put out my bandit signs!
