New REI to Fix n Flip

I am a new investor in the Houston area working on my first Fix n Flip.

I am trying to locate a property

then use the formula ARVx0.70 to determine the max spend.

Get the financing with hard money lenders.

Get a contractor and inspector

Get a realtor to sell it in the flip

I want to make sure to do it right

I have a mentor

I just want to learn everything i can and keep improving

My goal is to flip a house by my birthday in Aug

My business is ( KGD Investments, LLC )

It would be awesome to work with other investors
