Relocating

I have a associate that had to sale her property and relocate, she ask me to help her find something in a certain zip code and she wants to pay cash for the property. I'm so confuse about the first step i need to do. do i have to deal with a realtor or is there a website i can go to and pull up homes in that certain zip code or if i deal with a realtor how would i get paid on my side of the deal.
