Getting well into the third week since the edge and I have learned a lot by making an effort, although the successful pathway has yet to declare for me.
Let's see. Spoke with one realtor a week before the event. I thought he understood me. We chatted well over an hour, then the next week no MLS listing provided. That's cool. Another realtor, young, motivated, confided tons of REOs getting ready to hit the market. He even provided comps on 10 homes (from an MLS list), that were vacant starter homes, as is, that I was able to determine had a price reduction. I like him, but I made the mistake (temporary) of listening to him. He basically thinks wholesaling (fix,flip in his words) is out since the market is flat. Well, yeah, of course the market is flat, that's why techniques to find the worthwhile discounted property are essential. Still on board with him somewhat since I think my exit strategy wholesaling will be to buy and rent investors.
The comps weren't ideal, and since I was working the 10-50K list, the neighborhoods were dodgy, and the sensible offer around 5-10K on places listed at 39K after calculations seemed a bit absurd. Yet, I was hoping to find some way to rent to own to the working class around here. Still not clear enough on the mechanics to make that move however. Btw, property managers in this area don't even go to these neighborhoods, lol. (I'm sure there is an opportunity in there somewhere).
So:
1) Call every realtor in the area and generally stick to the script in the 30 days book until I find that one motivated to or already providing discounted deals to investors (or until I exhaust the list as that is useful information about my area too). Also, going to work the good school districts only. Very limited in Beaumont, Texas.
2) Do the work on finding Buyers. Dedicated the entire week to this, but honestly have done nothing (now its Wednesday morning). I have plans for real estate club tomorrow in Austin, TX. Also the two property managers I'm working with are connected to Buyers and I'll be looking for introductions or contact info as we focus on potential homes. Not interested in putting out Bandit sign as of today, as I see them all over by people with the same idea. Maybe in a few weeks. But I will start calling tons of for rent signs because I like the unknown. That is, it becomes nonlinear, do I have a potential buyer or seller? Never know what you got until I make the call, so that's more fun for me.
