Real estate agents are hard to work with

I was talking to a R/E agent the other day , I had called , .I asked to have some properties sent to me which have been on the market for 90 days , are vacant , and the owner is desperate.
The R/E agent wanted me to fill an exclusivity form and asked for a proof of funds letter. I have been out of a job for over a year , doing small jobs to survive, so you know I don't have proof of funds letter.
How do I get the R/E agent to help me ? Am I supposed to sign an exclusivity letter ? Where do I get a proof of funds letter ? Or, do I move along to the next agent and hope he doesn't ask for the same ?
I tried Craigslist and had replies but nothing panned out. I am sooo close yet soooo far.

Dealing with real estate agents.

I recently got in touch with a RE agent willing to work with me on the 25 to 1 system. He seems like he will, but just yesterday he emailed me forms contracts to fill out stating he will be my buying agent exclusively. Lead paint disclosure forms and confidentiality contracts to fill out.
Is this natural for an agent to do this or should I be on my guard?
