This Is What Happens When You Don't Do What You're Told!!

I found a house (2/1) $20k.Very good comps and ARV Handyman special.I thought a family member would be my buyer. Nop. I got a phone call from the agent,Others have started looking at the house and the owners are now thinking about raising the asking price. I didn't do what I was told: "I don't have a buyers list" and I don't know what to do. He wants me to come in today, sign a contract and give him $2k. I guess this will be my first leason learned and move on. I have no money, no credit cards and no investors.
