I have made 7 offers and now I have one accepted. The cash buyer, who I thought was going to buy this deal, now says it is too much. I offered 107K, he says it should be 93K to make money. This is a foreclosure and all the big ticket items were completed by the previous owner. Really only needs cosmetic work and appliances. I am a little stumped, it really is a great house, neighborhood, and price. I make my offers low, so there is always a profit for the cash buyer. Oh, well, I guess we shall see how it goes.

Finally getting started.

I believe Matt was the mentor that called me at the time to help me get started. I did not start. Then I purchased Dean's book 'Profit From Real Estate Right Now' in 2010. No, I did not get started again, even after Paul called me to help me move forward.
Sometimes I believe there are those who have to reach "rock-bottom" before they realize they need help. Well, that is me. I am a RN, getting my 1-3% yearly raise and totally sinking.
I am so proud of myself, because today I started and it feels great!
