Estimating the value of a house

Hi DG Family!

I've estimated several houses and my value of the house seems to always be higher than my realtor's.

My realtor deducts for length of time listed on the market. Is this a reasonable deduction from the value? I know that this may make a seller motivated but, should she be deducting from the dollar value of the house.

Making 7 offers a week

Hi DG family!

I was wondering how it was that people make so many offers per week....Is it that you make an offer of 50-60%of the arv and then go check the house out if the offer is countered or accepted.....Seems tough to inspect that many houses especially if out of town.

Proof of funds letter

Making a bid on an REO, I was told a proof of funds letter was your pre qualification. Do you ask the investor for a letter every time you want to make an offer? Seems like that would be bothersome? I found a website that would create a proof of funds letter. They say its only to be used with their company. Could you use this letter to make an offer for your investor?

Estimating the value of a house

How do you estimate the value of a house there are no compare ables. I'm looking at a 2/1 with 1654sf. All other houses are 3/2 in neighborhood. Is there a certain amount you deduct for an extra bedroom?

estimating repairs for an assignment

How do you figure all the repairs that are needed without having it professionally inspected. do you just go for the obvious things since you can't get on the roof and walk around. Is there an estimated per sq ft charge you figure in based on the age of house? I found a website for estimating repairs once I figure it out what is needed.
