We just stumbled across a vacant house. It has no realtor's "For Sale" sign out front, but there is a lock box and a notice in the window giving a realtor's name to contact. Notice says it's not for rent. This realtor's website indicates she is a REO specialist.
Property is 2BR, 1.5 Bath, 966 sq. ft and also has a two car garage. Large lot. Condition is pretty good, looks like it may only need cosmetic <10K in repairs to bring it to ARV of 102,000. Google shows property was listed with another realtor for 99,900 (apparently it didn't sell) and it was last purchased in 2009 for 119K.
We want to know what to say/ask when we call the realtor. We'd like to wholesale it since we are just getting started and have no cash.
This realtor may be one we'd want on our power team.
