Hello fellow investors, haven't been posting much, until recently. So much to learn from Dean, the member journals and groups. Went to 3 day event in Aug.,got busy trying to absorb all this.

I have a 2/1 house under contract, trying to find an end buyer or lender who will take out down payment, participation/loan and closing fees at closing. One of the things that caught my interest, was that Dean said we didn't have to use our own money or have credit. Does anyone know of a lender that does this?

I have a 2/1 house in Peoria, IL., under contract for $23K, would like to sell for $30K. Prop Trend values $58K

House has finished basement, move in ready, minor repairs $5K or less.
