I am moving along doing the next thing on my list this is it/ I have a deal in the works to buy 9 units a quad-plex a triplex and two single family homes currently looking at $140000 from the bank to give seller 120000 and have 20000 for repairs and closing costs seven of the nine are rented a bit low but ARV's are 89000,83000,45000 and 42000.looks like a bit over 100,000 in equity. also Im' an older guy so to avoid probate I'm going to place properties in a land trust. There are other benifits also

December 21st, 2013 | posted by scott m. greenI'm not new to real estate or making deals I've been investing, in Granite City Illinois since 2003 and have several properties, but have (currently) issues with cash flow. I read lots of Books on real estate, business, personal development. find that money runs very low at end of the month. My goal for this year is to solve this issue. planning on wholesaling a few buying and selling some even consider selling some of my holdings, for the right price. so my focus is to generate cash and improve cash flow.
