Lease Options

After you've agreed on a contract with the motivated seller, how do you get around showing the home to your potential tenant-buyers if the motivated sellers are still residing in the home? Remember that I have a contingency allowing me to back out if I don't find a tenant-buyer within an alloted timeframe.

You have this captioned as Lease Option, are you wanting to do Assignment of Contract?
When you write the contract you will add an addendum to show the property to prospective tenants before closing. This will allow you to show it before closing. Let me know if this is not what you are referring to. thanks

Good Advice, pjacobs. That's exactly what i do in EVERY SINGLE Deal that i do, i have a Contingency that allows me to show the property to prospective buyers, If the homeowners are still occupying the property, then i give 24 hours notice. The Contingency also gives me a key to the property(when NOT Occupied). This Contingency is an Absolute MUST when WHOLESALING Properties, SULLY
