If I have the owner name and address for a possible land deal should I contact them or should I use the realtor, what would be resonable purchase price with the market the way it is?

The realtor will probably get paid.

Unless the seller has a special agreement with the Realtor, he will probably have to pay the commission. It would be difficult to prove that the buyer discovered the property without the advertising of the Realtor. Some times the seller has an agreement with the Realtor that the commission will be reduced if the seller finds the buyer. Go ahead and use the Realtor. It should make the transaction easier for you. Make your offer based on the comps for the property. If values are down, comps will be down, and will support the lower price.
