How Do I Know I Have A Good Deal?

I am staying with someone and they are going to be moving out in about a week. there are problems in this house that i know of and easy fixing to carpets, doors, and holes in the wall. a lil fixing around the house, and i was reading that go for the ugly houses, i was thinking that this would be a great opportunity to start?
