IF YOU ARE LOCKING UP DEALS/RE-ASSIGNMENTS AND YOU DO NOT HAVE ANY MONEY TO GIVE AS A DEPOSIT TO THE SELLER MY QUESTION IS HOW DO YOU GET THE SELLER TO TAKE A NOTE RATHER THAN CASH. I NEED SOME ADVICE ON THAT.

I like this topic and have to comment.

I always get this question and want everyone to understand.
Dean teaches to go after mostly off market properties. With FSBO properties no rules apply. As long as the Owner agrees, anything flies.

If you are going to look at MLS properties then you may be at the mercy of the seller. For example if it is bank owned you have to give what they are asking. Now there can be a hiccup in the whole process as well. That hiccup could be the real estate agent involved. Your agent may say it is "typical" or "customary" to put down 1% or some dollar amount for a traditional listing "ie.. owner occupied" At this point we then tell our agent that we want to do the amount we can afford or the promissory note as deemed necessary.

Yes I have found a deal the owner still wants 1000.00 dollars earnest money. So I am selling items to get it. I feel its such a good deal.i have not been able to find anyone willing to do anything without that.
