Bad Credit Loans?

I am still reading Dean's book but have a question about getting a loan from the bank when I am about to do my first deal...I have bad credit so wont the bank turn me down?

i'm seeing a lot of oppourtunity out here in our current cycle.
Q1: Would a Morgagebroker be willing to workout a lease option to buy?
Q2: What contingencies, and clause's are a must for me to maintain control as a potential buyer/Landlord?


chapter 7

I am in the process of reading Dean's book and just read chapter 7..It opened my eyes about money and the way I spend it with out knowing were it's going..Thank you soo much Dean for writting this book and giving people the chance to learn real estate and to change there lives


Corporate Credit

We are brand-spanking-new as well. Our plan is to start investing in our area (Vallejo California) only not as ourselves but as a corporate entity. Buuuut we have questions. Such as: How long do we need to have a corporation formed before we can get credit? Is a corporation a good idea as we are concerned about protecting what assets we already have? Is there a different process for buying and selling property as a corporation?

Any information would be helpful. I am willing to do some research, if I could just get pointed in the right direction.

In the student section there should be documents relating to renterss.

It really depends if it is secured or not. Assuming it is unsecured, you generally need to have a business history of around a year or so to get a decent amount of unsecured credit. This why people create LLCs and C-Corps, do no business under them, let them "mature" for a few years, and resell the LLC/C-corp (upwards of $5k - $10k) to someone else who wants instant business history on a brand new business.

Bad Credit

That was my concern before I bought the book because I too have bad credit. I bought the book anyway and am on chapter 1. With my book I got a paper called "The Dean's List" and in the first page he talks about finding run down properties-even if they're not for sell-and doing research on the property then finding an investor and collecting a finder's fee. Depending on the property you can make enough off the finder's fee for the down payment on a property. That may be a place to start, anyway.

Bankruptcy

Do to being 100% disabled and unemployable from two tours in Viet Nam, I had to file Chapter 7. I'm going out of my mind trying to figure what to do first, act on the info I've gathered from reading Dean's book "Be A Real Estate Millionaire", etc. I just can't miss out on this gold mine of a housing market. I am 59 years old, and worked very hard to reach my goals, only to fall short every time.

I have two good handymen on my team, one in Pa and my brother in NJ. My nineteen year old son wants to work with me (he is a freshman at Penn State-Abington, our township), and my handyman brother's wife in NJ.

I've compiled about five companies who buy homes for cash and specialize in the foreclosure market. My user name stands for "Never Give Up"-Winston Churchill. However, with all the above, I still do not know if investors and lending institutions will work with me. I also do not know how to go about bringing a seller and a buyer together for a fee, so I can begin to buildup my cash flow.

I am new too. I just wanted to let the person know who asked if this program works to just read peoples journals and see for himself. I have not finished a deal yet, but it is going to happen soon. What I have learned from Dean's books, this site and from others in it is priceless. I knew nothing about real estate let alone investing in it 2 months ago. Now I have a few real estate agents, a couple of brokers, a growing buyers list, and a plan. I have been working hard the last month and a half to make this work. I know that it will. Soon.

To everyone else asking what to do or where to start look at the forums. Do the search engine as for what to do. Type in anything and someone has at one point asked the same thing. If not then start a new forum (only after checking the search engine) and ask away. There is Deans fast start audio, 30 day quick start, Dean's books do what the assignments at the end of each chapter tell you to do. Pick one thing to do and stick with it. Put forth the effort and the results are inevitable. You will succeed.
