I recently had a seller contact me in regards to a letter that I sent out regarding her property. She has an abandoned house on a corner property in a good neighborhood. When she called she told me that the property included 8 acres of ground. She said that the ground was sub divided into 4 sections.
When I asked her to give me a price she wouldn't she kept telling me to make her an offer for all the land as "one package". I do not know how much land sells for or even where to find that out. It's a great corner property and could possibly be zoned commercial.
My question ... How much should I offer her for all of the land and the distressed corner house?

It may be a little harder to get good comparable sales information on raw land but you need to analyze it just like you would any other property. Find out what other similar types of land are selling for. Realtors should have sales information on raw land as well as houses.
You'll want to verify zoning to be sure what you can do with the property. There may me minimimum acreage requirements if you try to subdivide the parcel.

Hello Colleen, the assignment form is simple. You as the holder of the original contract can assign the contract to an assignee by specifying the contract by date, name of buyer and seller, property description and how much you are being paid to do the assignment. I have a sample form I will email offline.

Could you e-mail that form to me? Also, how do I check out the zoning on the property? Is this public record? Do I include the house in with the price since it is in such bad shape or do I just consider it all land? The owner said that there was a tenant in the property not to long ago so I guess it is livable.

the house to the parcel of land, however if you are in the position of making a offer with or without the house, try to make your offer without the house(especially if it's run down) state that the house is basically worth nothing in the condition it's in. You have NOTHING to lose doing it this way, and EVERYTHING to gain.
