Assignment Contract and Flipping

I'm not sure if this question has been answered before, but, can anyone tell me what the difference between assignment and flipping is? Haven't got Dean's book yet but Just eager to find out until i get the book.

i need help

how do i get paid from an assignment to a non investor

Ok i know how an assignment works but my question is if you assign a contract to a non investor that does not have capital to write you a check for your assignment fee how do you get paid.

would they have to get a mortgage for the new sale price agreed on?

If so how do you collect the difference if you are not on title?


Non cash buyer

they would have to use a hard money lender. Most banks (BOA and other big name lenders) will not accept an assignment clause in the Purchase and Sales Agreement contract between the seller and buyers unless they're getting a loan from a smaller lender were they (buyer) are buying the house were the lender doesn't care about the assignment clause. You can do a double close or simultaneous closing. Or you get the seller to sign a discharge of agreement to purchase and you have the buyer sign a new purchase agreement contract showing the new price with your assignment fee included between the Seller and them (buyer) Use a R.E. attorney (depending on you local) who has close assignment deals before or title company willing to do an assignment closing. You will give them (either the attorney or title company) the discharge of agreement to purchase which will be your invoice showing your assignment fee due from the Seller.

I have a question??? When you assign a contract,do you use the offer to purchase real estate contract,or is there another one you use?And if so where do you write in the exit clause and earnest money clause?.......Tony

Hello All!

My name is Matthew and I am a fairly new investor in Houston Texas. I have been living in Dallas for the past year and just moved to Houston. I am currently in search for my business team hear in Houston and looking for an good investor friendly title company in the Houston area(Preferably N or NW Houston). One that has a lot of experience in closing assignments would be great. Any good suggestions out there?

Also I was wondering is there anybody here that have recently closed on a deal or did a deal using Dean's IEE technique in his "Profit From Real Estate Right Now Book" in Texas. I am thinking about using this technique to find a retail buyer for a motivated seller I have located. The property is free and clear and is in pristine condition due to renovations and upkeep but the couple desperately needs as much as they can get out of the deal(which kind of makes it difficult to wholesale).

Dean told me this is the place to come for help and advice outside of his Success Academy, so I hope he is right!!!
