OfflineWe are new to DG and super excited about making REI our career. However we are very DEEP in debt and feel like the walls are caving in. We are looking at properties, placing ads looking for buyers, hard money lenders, investors anything that we think can help us but so far no luck. The properties we are looking at are mostly forclosures in need of rehab and priced up to 70% off FMV. I guess we are scared to try and tie anything up under contract because we havn't been able to stir up any contacts yet. We so desperately want to get our 1st deal under our belt so we can move on. Any advise would be appreciated.

First you need to build a buyer's list. You can do that by searching craig's list, calling ads, looking in the paper, finding a local REI club and speaking to members, go to auctions. There are many ways to find buyers you just have to take action.
