Quick Question On Working With Investors Assigning Deals and Providing Info

Quick question and hopefully someone will have this for me. Just wondering...

If have investors that want exact address of properties assigning or trying to assign should say, how do you protect yourself so they don't swipe it after deal done.

Especially if received a lot of calls from new buyers recently. Is there a good way to protect the privacy of exact address and self. Do you just have them sign assignment agreement and agreement will pay if pick property up later or what should you do? Thanks

You need to have the property under contract before you give out any info.

Then, the beauty of having a GOOD buyers list is that if it really is a good deal, you will have it sold before your contract expires, so you won't have to worry about him going around you.

Yes i have properties under contract already but like said if working w new buyers and calls on these then what's good way to stay protected.

Should i just tell them to sign assignments agreement and add agree not to take property and if ever do even after contract over then owe fee.

Like said i have under contract already but want to prevent them waiting to after contract and go around.

For example i have 2 killer investment properties under contract now and need assigned and after a lot info sent now to a few buyers, they want exact address.

These are new buyers on my list and calls from other marketing did. would appreciate the reply.

And if interested or know serious buyer for these multiplex and duplex in nw ill need assigned now just let me know and will provide more info. Also will give a nice referral fee to anyone who knows buyer who wants both properties and takes them. thanks

You can have them sign an NCND agreement, but if they really want to go around you they could put it in an LLC name or their wife's name or something.

Just build a strong buyer's list and blast the deal to all of them. Even after you get a contract signed with one, have a back up buyer who wants the property even if the first one flakes. That way, if the prop is sold, it is not possible for him to go around you. Believe me, if he loses a great deal once because he was going to try to wait and go around you, he won't do it again!
