If I have to sell land or house or land to foreign investor! What should I do?

I sit with a network of contacts in Southeast Asia as I'm looking to exploit.
They are very wealthy but are conditioned interest in buying both the land and houses in the U.S.. Some of them already have a green card, others have not. This can apply to both that they move here or buy it as a pure investment. I have received a number of inquiries about this and are now thinking about trying to generate some money.
How should I go about it?
And I am looking for good items under market value.
What is the most important thing I need to consider?
This applies throughout the United States, it might be interested in. Therefore, I have to know what the laws and how any attempt rings work on the items you possibly can show up. There are different laws in the different states what I understand.

I would think that you should consult a RE Attorney in the state that you are wanting to invest in. As you have noted, different states have different laws, so you would probably have to consult with one in each state that you would be doing business.

I am also assuming that these would be cash buyers. I think that it is usually very difficult for a non resident to get financing.

These are just my thoughts on the subject. I have not worked with international buyers, so someone with more experience with that may be able to offer better insight.

Hoping for a easy sell!

I must begin by thanking you for the quick reply.
Well I have my doubts that even now trying to hunt down some good Real Estate Lawyers. Have just now starting to look at New Jersy City where I have found a true internal objects. But as I said, was to find a good lawyer that you can trust can unfortunately be difficult sometimes.
I have found a REO where Zimate has valued the house to around $ 329,000, it's a REO that the bank wants at least $ 127,000,
The question now is whether I should open an LLC and LLC to sell the building, or if I can sell it to a foreign investor without having a real estate license.
I will try to ad 10% on top of the bank asking price.
